Affordable Water-Access Homes

Northwest Cape Coral spans about 60 square miles from Santa Barbara Boulevard to Little Pine Island, providing quick access to Punta Gorda and Port Charlotte. The northwest section of Cape Coral was the last section to be developed. Many of the neighborhoods contain newer homes with plenty of available lots still remaining. 

The Cape Coral area is home to more than 400 miles of canals—more than anywhere else in the country. Northwest Cape Coral offers both Gulf and fresh-water access homes and land. Gulf access from Northwest Cape Coral is via Matlacha Pass and is a bit more shallow than accesses from southeast & southwest Cape, though the pass is still well suited for powerboats around 25 feet or smaller.

Coastal living is surprisingly affordable in Northwest Cape: Gulf access homes start around $200,000 and fresh-water access homes range from $150,000 to $500,000 in the Northwest Cape area. 

Pine Island & Matlacha

Matlacha is a laid-back enclave bridging Northwest Cape and Pine Island—a free-spirited fishing village with white sand beaches and rainbow painted homes. Pass through Matlacha's funky local galleries, extraordinary waterside restaurants and fresh seafood shops to reveal the rural side of island life.
